Building Inspection Melbourne

When you're buying a new house, it's highly likely that you're already wringing out your money lemons down to their last drops. Because of this, you may be tempted to skip out on hiring a professional to carry out a pre-purchase inspection. However, this could be a bad idea for several reasons, and here they are.

The seller's word might be inflated

Although this is a slightly pessimistic note to start on, it's an important one. There are some sellers out there that are simply trying to sell the house. They may disregard to mention flaws with the property for fear that it could put the buyers off, or else downplay a major flaw to a mere minor issue. Because of this, it's best to arrange your own pre-purchase inspection, even if the sellers insist that one has already been carried out.

The inspector can also identify potential future problems

When you're looking around a property, you may not be able to spot the tell-tale signs of a future problem that could arise. However, an inspector is trained to do just that and may be able to warn you of possible costs you'll need to prepare for in the future. For example, they could flag up a water heater that functions fine for the moment but may need a more specialised inspection in the future. That could save you more costs than if you weren't aware and it was to suddenly break down.

Smoke alarms are tested and electrical wiring inspected

A pre-purchase inspector doesn't simply inspect the house on a surface level. They also test out the smoke alarms to ensure that they work, and can advise if more smoke alarms are required for optimal safety. As well as this, the inspector will also look at the electrical wiring in the house to ensure that there are no damages that could potentially spark up a fire. It's far easier and cheaper to simply hire a pre-purchase inspector than it is to fork out thousands of dollars to repair a burnt-down house.
