Warranty Timeframes — Know Your Rights

Our inspection specifically looks for changes and defects that allow you to hold your builder accountable:

Structural defective work
Must be identified within 6 years and 3 months of the building work being completed
Non-structural defective work
Must be identified within 12 months of the building work being completed

Important: Following the inspection you must lodge a formal complaint with your local State regulatory authority as soon as possible, but no later than within 12 months of becoming aware of the defects. It is imperative to schedule your iSPECT Warranty Inspection as a follow-up 11 months after your Building Handover Inspection to meet the 12-month non-structural building defects warranty period.

What is 'Defective' or 'Non-Structural' Building Work?

According to Rectification of Building Work guidelines, defective building work means building work that is faulty or unsatisfactory which:

Does not comply with the Building Act, Building Code of Australia, or an applicable Australian Standard
Involves the use of a manufactured product installed in a way that does not comply with the manufacturer's instructions

Non-structural defective building work means defective building work (other than structural) that is faulty or unsatisfactory because:

It doesn't meet a reasonable standard of construction or finish expected of a competent contractor
It has caused a settling-period defect such that the work does not perform at a standard reasonably expected of a competent contractor

How can I book a property inspection?
Bookings can be made via our website using the instant quote form, by SMS to 0417 998 905, or by calling our friendly team on (02) 7229 1137. We're available Monday to Saturday.
Can you do inspections on the weekend?
Our inspectors and admin team are available on Saturdays, subject to availability. Please note that Saturday appointments may incur a different fee. Please contact our team to confirm availability and pricing. On Sundays, our office is closed, but we will happily get back to you first thing Monday morning.
Do I need to be present for the inspection?
Your presence is welcome but not essential. Our inspector will need access to the property which can be arranged via the Real Estate Agent or Vendor. We handle all coordination on your behalf.
How long does the inspection take?
We allow approximately 1 hour for the inspection and up to another hour for reporting and documentation. Some inspections take less or more time depending on accessibility and the number of defects found.
When will I receive the report?
The report is available within 24 hours of inspection and often sooner. Reports are delivered digitally in PDF format via email.
Is iSPECT insured?
